§ 17.12.080. Lot averaging.

  • In order to better accommodate within a subdivision of ten or more residential lots certain natural features such as, but not limited to, sinkholes, streams and topographic changes, the provisions of this section may be utilized to adjust the minimum required lot area between lots. In the R/R-A and RS/RS-A districts, up to ten percent of the platted lots within each phase of a subdivision may contain as little as ninety percent of the minimum required lot area of the zoning district, as established by Table 17.12.020A, provided that the average size of all lots within the same recorded phase of the subdivision is equal to or greater than the standard minimum lot size for the district.
